The unit matters
more than the tower.

Where I work
Live off-plan counts from my database, refreshed with every pull.
Developers I work across
Tracked daily for launches, price moves and delivery record.
How it works
Four steps from first call to keys, each one documented in writing.
- Step 1
Brief
One call to set budget, purpose and timeline. A rental unit and a family home point at different buildings.
- Step 2
Shortlist
Three to five units screened against recorded prices in the same district, same type, same registration class.
- Step 3
Checks
Site visit, developer delivery record, service charges, and the payment plan read line by line.
- Step 4
Booking to handover
I handle the EOI, the SPA review and DLD registration, and stay on the file until you hold keys.
The market, in numbers.
Off-plan Dubai trades 58 percent above ready property. Some projects earn that premium back by handover, many never do, and the difference sits in the payment plan, the district pipeline, and the developer's delivery record. I check all three before you commit a dirham.
- 0%
- average premium of off-plan over ready property
- 0
- recorded sales behind every price opinion
- 0.0%
- average payment still due at handover
- 0
- months of supply in the most crowded district

Talk to SaeedCommon questions
The answers every off-plan buyer needs before booking. Ask me anything beyond these on WhatsApp.
Yes. In designated freehold areas, buyers of any nationality get full ownership registered with the Dubai Land Department, and every district on this page is freehold.
Most projects ask 10 to 20 percent at booking, instalments during construction, and a final share at handover. Across the plans I track, an average of 40.9 percent of the price still falls due at completion, so I read that line before anything else.
The Dubai Land Department charges 4 percent of the purchase price plus small admin fees, and developers charge an Oqood registration fee for off-plan. I put the full cost line in writing before you book.
Property worth AED 2 million or more qualifies you for the 10-year Golden Visa, and off-plan counts subject to the paid amount and valuation. I flag which shortlisted units clear the threshold.
Yes. Assignment sales are allowed once you have paid the share of the price the developer sets, usually 30 to 40 percent, and the developer issues a no-objection certificate.
